How to Use Draw a Parcel

This article provides a comprehensive overview of the Draw a Parcel feature. These tools allow you to adjust property boundaries as needed. Available options include Edit, Merge, Draw Lot & Upload Plan.

The property boundaries are generated from each state or region's official mapping atlas. Changes may occur that are not reflected in this data, such as a subdivision or lot extension. You can use these tools to manage & adjust lot boundaries to suit your needs.

Edit Lot

The Edit Lot function is the easiest of the lot management tools. It allows you to drag the corner points of the lot around the map to resize or reshape the existing property. This may be necessary when:

  • The digital boundary data does not match a hard copy document.

  • A subdivision has occurred but is not yet displayed.

  • Part of a neighbouring property now belongs to the main title.

  • Click Draw a Parcel.

  • Select Edit Lot.

The property will highlight in white with a letter identifying each site & the Edit Lot panel will appear on the left.

  • Click & hold a boundary corner with the hand cursor to reposition.

  • Hover over a boundary line with the cross cursor to adjust it.

  • Update the Label.

The label can include a minor change such as a dot after the street number or add the word “Edit” to make it easily identifiable in the dashboard.

  • Click Save when complete.

  • Click Cancel to discard changes.

The edited site can be accessed via the Dashboard. This edited property is the primary search. The original lot can also be searched again if required. However, this will count as a new search.

Merge Sites

Merge Sites is used to group any existing parcels into one complete lot. This is ideal when:

  • A new development spans multiple parcels.
  • An existing dwelling appears to cover more than one parcel, but only one is outlined.
  • The lot data has not been updated.
  • Click Draw a Parcel.

  • Select Merge Sites.

The active parcel will highlight in grey & the Merge Lots panel will appear on the left.

  • Click on adjacent sites to extend the grey area and merge the boundaries.
  • Click on as many neighbouring properties as required.
  • Update the Label.

The label can include a minor change such as a dot after the street number or add the word “Merged” to make it easily identifiable in the dashboard.

  • Click  Merge when complete.

  • Click Cancel to discard changes.

The merged site can be accessed via the Dashboard. This edited property is the primary search. The original lot can also be searched again if required. However, this will count as a new search.

Draw Lot

This tool allows you to draw a new lot or redraw an existing one. This is commonly used by builders setting up new subdivision lots or adjusting existing parcels. There are three methods available:

  • Input Data.
  • Click & Draw.
  • Upload Trace. 
Each method has its advantages & the choice of which to use may depend on the specific site. All methods are capable of redrawing the entire lot if needed, and they are not limited to subdivision tasks alone.

Input Data

This is the most accurate method, requiring exact measurements and angles. The only downside is once the lot is drawn it cannot moved around so it has to be drawn in the correct position.

    • Search the property to be redrawn or subdivided.

    • Click Additional Info to turn off any extra site data.

    • Click Lookup Layers to turn off trees if necessary.

    • Click Draw a Parcel.

    • Click Draw lot.
    • Select Input Data.

    This example will focus on the process of incorporating a lot from the subsequent phase of the subdivision. It is essential to have the survey that includes the precise lot dimensions & angles, specified in degrees & minutes.

    Make sure the first click is in the correct spot as you will not be able to drag the lot around once complete.

    • Click the Starting Point.

    • Enter the Length.

    • Select the Segment Type.

    • Click the Flip if necessary.

    • Enter the Degrees / Minutes / Seconds.

    • Click + Add Segment to continue drawing each new side.

    • Click the Starting Point.

    • Enter the Length.

    • Select the Segment Type.

    • Click the Flip if necessary.

    • Enter the Degrees / Minutes / Seconds.

    • Click + Add Segment to continue drawing each new side.

    • Click the Starting Point.

    • Enter the Length.

    • Select the Segment Type.

    • Click the Flip if necessary.

    • Enter the Degrees / Minutes / Seconds.

    • Click + Add Segment to continue drawing each new side.

    • Click the Starting Point.

    • Enter the Length.

    • Select the Segment Type.

    • Click the Flip if necessary.

    • Enter the Degrees / Minutes / Seconds.

    • Update the label. 
    • Click Save when complete.
    • Click Cancel to discard changes.

    The parcel is now ready. You can place a design and access local rule sets & overlays.

    The newly drawn site can be accessed via the Dashboard. This lot is the primary search. The original lot can also be searched again if required. However, this will count as a new search.

    Click & Draw

     

    Delete - Removes the proposed lot.
    Rotate - Click & hold to turn the shape 360 degrees in any direction.
     

    This method works like the Polygon Drawing tool. This makes it easy to draw lots with 90° angles. With use of the Action box you can also mark in specific angles for better accuracy,

    • Search the property to be redrawn or subdivided.

    • Click Additional Info to turn off any extra site data.

    • Click Lookup Layers to turn off trees if necessary.

     This example will be a simple subdivision that divides the property in half, featuring a  driveway along the right side of the property. Using the Polygon Tool for this process is optional. However, it can simplify the task if you are uncertain about the approximate measurements of the site..

    • Click Draw a Parcel.
    • Click Draw lot.
    • Select Click & Draw.

    Click on the starting point on the property. If Snap is active each point should snap to a corner and each line will run parallel to the boundary. Press the enter key to highlight the dimension and enter an exact distance or use the Action Box to type a specific dimension.

    • Click on the Starting Point.

    • If Snap is active, each point will snap to a corner.

    • Press Enter to type an exact dimension or Type the Length in the Action Box.

    •  Click the starting point to close the boundary.

    • Left-click to edit the proposed lot.
    • Left click & hold on the Rotate button.
    • Move your mouse to adjust the rotation.
    • Click & hold with the hand cursor to drag the boundary corners to adjust.
    • Hover with the cross arrow cursor on a boundary line and drag to the adjust.

    You will not be able to rotate or resize the lot after making any adjustments on the left panel.

    • Edit the Label.

    • Identify each Boundary Type.

    • Click Save when complete.
    • Click the Delete to start again.

    All boundary data & setbacks are now adjusted for the new lot.

    The newly drawn site can be accessed via the Dashboard. This lot is the primary search. The original lot can also be searched again if required. However, this will count as a new search. (In this case it would be how you draw Lot 2). 

    Upload Trace

    Delete - Removes the proposed lot.
    Rotate - Click & hold to turn the lot 360 degrees in any direction.

    This method  requires the  PDF or a JPEG/PNG image of the property. The plan will be traced and scaled in a manner similar to the Design Upload process, allowing the parcel to be positioned anywhere on the site. While the angles will be accurate, the boundary lengths might vary slightly by a few decimal places.

    • Search the property to be redrawn or subdivided.
    • Click Additional Info to turn off any extra site data.
    • Click Lookup Layers to turn off trees if necessary. 

    This example incorporates a lot from the next phase of the subdivision. It is essential to have a survey that is drawn to scale with accurate lot dimensions.

      • Click Draw a Parcel.

      • Click Draw lot.
      • Select Upload Trace.

      This will open your file manager. Select the correct document. The file format can be PDF or JPEG / PNG image files.

      • Click the Upload Trace button to change the file.

      • Use the page selector if needed.

      • Click Cancel to restart.

      • Click each corner point of the lot to trace it.

      • Click the last point to close the shape.

      • Click to draw a straight line between two known points.
      • Enter the distance to scale.
      • Click Rescale to clear the line.
      • Click Cancel to restart.
      • Click Done to Save the scaling process.

      • Drag the traced lot into position.

      • Left click on the final position.
      • Click the Tick to save.

      • Left click & hold on the Rotate button.
      • Move your mouse to adjust the rotation.
      • Click Delete to clear the lot.

      • Edit the label. 
      • Select the Segment Type.
      • Edit the Lengths slightly for better accuracy.

      • Click Save when complete.
      • Click Cancel to discard changes.

      The newly drawn site can be accessed via the Dashboard. This lot is the primary search. The original lot can also be searched again if required. However, this will count as a new search.

      Upload Plan

      This feature allows the upload of a scaled plan of subdivision, landscape plan, map imagery or other overlays such a contours or utilities onto a site. This can be positioned to help enhance your site plan or make it easier to use other features with greater accuracy. 

      • Search the property to be redrawn or subdivided.
      • Click Additional Info to turn off any extra site data.
      • Click Lookup Layers to turn off trees if necessary.

      • Click Draw a Parcel.

      • Select Upload Plan.

      This will open your file manager. Select the correct document. The file format can be PDF or JPEG / PNG image files.

      • Use the page selector if needed.

      • Click Cancel to restart.

      • Click each corner point to trace the upload area.

      • Click the last point to crop.

      • Click to draw a straight line between two known points.
      • Enter the distance to scale.
      • Click Rescale to clear the line.
      • Click Cancel to restart.
      • Click Done to Save.

       

      Enable / Disable Edit Plan image - Locks the plan in position so i cannot be moved or edited.

      Delete - Removes the uploaded plan from the property.
      Opacity - Adjust the transparency to see the site details below.
      Resize - Adjusts scale of the plan to fit the boundary.
      Rotate - Click & hold to turn the map layer 360 degrees in any direction.
       
      • Click & Hold Rotate & spin the plan to match the boundary.
      • Click the Resize button then drag the corner of the plan to adjust the size.

      • Click Opacity to change the transparency.
      • Click the Enable / Disable Edit plan image button to lock & unlock the plan.

      • Place & position a design for the siting. 

      Use this feature to overlay missing imagery or trace scaled boundaries for accuracy.
